A spectacular barn conversion for your next celebration
Highvale Barn is rather special. What was once a series of tumbledown chalk and brick barns is now a spectacular destination for up to 22 guests with views over the Vale of Pickering in Yorkshire. Sensitively restored, the barns proudly display their heritage while offering holiday luxuries that include an indoor swim spa, outdoor hot tub and underfloor heating.
But first, the most sociable room in the house. Step into the cathedral-like living space, where vaulted beams soar above and the exposed brick has space for a colourful mural. This is your hub, where you can sit at the bar, sink into the comfy sofas, or play pool together. In the middle, rustic tables create an atmospheric dining area. If you’re the cook, you won’t be lonely because the kitchen is big enough for a party in its own right.
There’s more, far more. Beat the current in the swim spa or relax in the outdoor hot tub, enjoying uninterrupted views over the vale. In the 3.5 acre grounds, the children can have a kickabout between the goals, climb over the play equipment or play table tennis. Eat in the glass-fronted conservatory overlooking the courtyard, opening all the doors for that alfresco dining feel, or gather round the firepit on the westerly patio and watch the sun set.
When bedtime beckons, the 10 ensuite bedrooms are wrapped around the courtyard. Two are upstairs, one is fully accessible, with a profiling bed and ensuite wet room, and another, a suite, is a walk across the courtyard. Highvale Barns is perfect for family celebrations, hen parties and golfing holidays, with no fewer than five nearby golf courses.

What are the check in and check out times?
Check in is at 4pm on the day of your arrival and check out is at 10am (or 5pm if checking out on a Sunday).

How many cars can park at the property?
There is parking for 16 cars at the property.

Are children welcome?
Children are very welcome at Highvale Barn. Two travel cots and two highchairs are available on request (please bring your own cot linen). Please note, parents should supervise children at all times around the swim spa pool, hot tub and play areas. There is also a fenced pond in the grounds.

Are pets allowed?
Up to four well-behaved dogs are allowed at Highvale Barn, subject to a fee of £25 per dog. Dogs are not allowed upstairs or on soft furnishings.

Are stag and hen parties allowed?
Respectful hen and stag parties are permitted at Highvale Barn.

Are additional day guests allowed at the property?
Additional day guests may be permitted by prior agreement only, for an additional charge of £10 per person. Please contact us to discuss on 01242 352747.

Is the property suitable for those with limited mobility?
The entire ground floor at Highvale Barn is level or accessible by ramps that can be provided. There is a ground floor WC and an accessible ground floor bedroom with single profiling bed, portable hoist and accessible ensuite wet room with grab rails and shower chair. Can I arrange a supermarket delivery to the house?
Yes, you can order online with Asda, Sainsbury's or Tesco for a delivery direct to the house. We usually suggest booking a delivery for after 4pm on the day of arrival.

How many guests can sit at the dining table?
There are two dining tables that can be separated or joined to seat up to 24 guests in the main living/dining area. There is an alternative dining space in the glass-fronted conservatory with tables and benches seating up to 22 guests.

Will you hold a damage deposit during our stay?
Yes, we ask to hold a cautionary deposit of £500 during your stay at Highvale Barn. This is requested just two weeks prior to your stay, and is returned shortly after, assuming no damage to the property or its contents (see our Booking T&Cs for more information).
